Planning Commission Meeting Minutes
7:30 p.m., Wednesday, January 18, 2006

Reorganization: The Committee agreed to appoint William Waddington as Chairman and Steve Conary as Vice Chairman for 2006.
Kevin Kelly /Three Lot Subdivision: Kevin Kelly was present to discuss his minor three lot subdivision located along Route 52 which includes 2- two acre lots and 1 - two acre plus lot. Kelly said there is an extension off of Wayne Drive that will serve as a driveway for the existing house on Lot #3. The existing driveway will be abandoned, and the existing house will be served by the new driveway on Wayne Drive. Lot #1 and #2 will be served by driveways on Route 52, Lenape Road. Waddington asked if copies of the easements on Wayne Drive had been submitted to the township. Mr. Kelly said the easements are referenced on the subdivision plan. Conary said this property is identified on the township’s open space Greenways proposal. Mr. Kelly said there are no wetlands on this property and storm water management would be handled by drywells. Conary said he didn’t feel there was adequate sight distance for the driveway serving Lot #1, and noted that it would be better to serve lots #1 & #2 with one driveway entrance onto Route 52. There was a discussion on preserving the trees on this property. Waddington said that trees within 30’ of the proposed home location and trees on the south side of the lots should be shown on the plan. The PC members agreed to walk the property on February 4th at 1:30 p.m. Kelly said he would come back in February when John Fenn’s comments were available for discussion.
Schaftleins / Minor Subdivision: Waddington reported that he and Steve Conary had walked the property. Waddington said that Mr. & Mrs. Schaftlein would like to have two driveways, but Waddington expressed concerns about sight distance issues and flood plain issues if two driveways were created. Waddington said to combine the driveways up to the existing house and separate them there would be the best scenario. Conary said John Fenn prefers a common driveway across the bridge and split off across the ridge on the property. Waddington noted that Schaftleins are extinguishing the conservation easement on the existing lot and placing it on the newly created lot. The Schaftleins will be attending the next meeting in February.

Open Space / Task Force Committee: Conary updated the committee. Conary said there is a hearing this Monday to consider adoption of an ordinance to place a referendum for a 1 mil tax on the spring ballot that would be used for open space preservation. He also said there will be three informational meetings for the public in March, April, and May.
Minutes of December 21, 2005: Mims moved, Breiseth seconded to accept the minutes of December 21, 2005 as amended. Motion carried. Conary abstained as he was not present at that meeting.
