Members Present:  Bill Waddington, Steve Conary, Judy Cousins, Suzanne Breiseth

Members Absent:  Meg Johnson, Sarah Mims, Sean Rafferty

Announcements:  Waddington announced that the Board of Supervisors and the Brandywine Conservancy has formed a task force to inventory natural resources in the township and incorporate into the ordinances ways to preserve these resources.  Funding for the work will be provided largely by a grant from the County.  Waddington said he would like other PC members to attend the task force meetings.  Conary and Breiseth expressed interest in attending these meetings.

Michael Arbaugh
– Minor Subdivision:  No one was present.

Brenda White Farm:  Mr. Pancoast was present to discuss and ask for suggestions on his proposition to develop the White farm.  Pancoast said there would be an average of eight to ten lots at approximately seven acres per lot.  The development would not exceed ten lots.  The proposed subdivision would have approximately 53 acres of open space.  Pancoast said he would leave the existing house and barn.  Waddington informed Pancoast that the information he had provided to the Board was not sufficient for the PC to provide recommendations.  Waddington said a sketch plan would be needed for the PC to provide appropriate comments.   Conary stated that in principle the concept appeared to be acceptable; but, further detail would be needed to determine if the proposal would meet the township’s ordinances.  Pancoast thanked the commission for their time and said he would be in touch.

Baily Farm/Corinne Village:  A report was given on the status of the Corinne Village project as it relates to storm water and sewer.

Minutes of November 17, 2004:
Cousins moved, Conary seconded to accept the minutes of the November 17, 2004 as amended.  Motion carried.

WCRPC:  Bob Woodward was present and reported that the commission is still working on the traffic study and is expected to accept the proposal.  Woodward said the commission’s next step would be to form a task force to put pressure on PennDOT to move the Route 202 construction project along and work on the other access roads that link these roads together.  Woodward suggested to the PC that any ideas they might have should be communicated toWCRPC through their representatives, Meg Johnson and Suzanne Breiseth.

Adjournment:  The meeting was adjourned at 8:25 p.m.
